Waltham, MA – Callahan Construction Managers announced that Lincoln Property Company’s 300 Third Avenue project in Waltham has been awarded LEED Gold Certification from the U.S. Green Building Council (USGBC). Callahan provided construction management services at this 4-story, 139,000sf Class A facility, located in the Rt. 128 Tech Corridor.

Representatives of Callahan say that, in concert with DiMella Shaffer Architects, the firm was selected to oversee the construction of 300 Third Avenue thanks to its deep experience in laboratory construction as well as green building, and that when the project wrapped up in early 2022, it brought to market four stories of laboratory and office space with highly efficient mechanical, chemical storage and utility areas to service the most demanding laboratory operations.

From a sustainability standpoint, 300 Third Avenue offers a variety of green-focused features designed to support efficient building operations and sustainable lifestyle choices. Attaining Gold certification denotes that a building has excelled in its sustainable design and operation, securing over 60% of the available LEED points. Features like electric car charging stations, bike storage and showers, and shuttle access to MBTA Waltham are all designed to help building occupants make decisions that help support reduced carbon emissions and road-going traffic.

In addition to achieving LEED Gold status, 300 Third Avenue is also WiredScore Gold Certified. This certification recognizes and promotes digitally connected buildings across the globe, and proves that a building has the digital infrastructure in place to support companies now and in the future.

Representatives of Callahan say the firm makes every effort to provide clients with sustainable and efficient materials and equipment options, adding that the company currently has 30 Passive House certified licensed professionals on staff, and is proud to have leveraged this in-house expertise to achieve LEED Gold at the Waltham site.

“The need for sustainable building and flexible laboratory space has never been more important in today’s market, with tenants looking for options that will both serve their existing and future space requirements, along with providing healthy environments for employees,” said Steve Callahan Jr., vice president of business development, Callahan. “300 Third Avenue is a perfect example of how teams can work together to create highly sought after space while reducing the building’s impact on the environment, and we are happy to see it receive this impressive certification from the USGBC.”

On what was once the site of a small gym and asphalt parking lot, there will soon be a place where families can find safe, affordable housing and proximity to all that Cambridge has to offer. Callahan Construction is overseeing the construction of 52 New Street, which will yield 106 units in a brand new six-story structure consisting of 22 one-bedrooms, 62 two-bedrooms, and 22 three-bedrooms units when complete on behalf of its client Just A Start.

Just A Start, a longstanding community development corporation, is committed to providing and preserving affordable housing, offering education and training for youth and adults, and building community engagement. The organization has maintained a steady focus on providing much-needed affordable housing opportunities in a tight and increasingly expensive rental market.

Callahan has deep experience in both the residential and affordable housing sectors, with a knack for building high-quality spaces with sustainable features all within the confines of strict budget parameters. The company also is a regular fixture on the Boston and Cambridge landscape, oftentimes working in confined spaces where maintaining pedestrian access and respecting abutters is essential to project success.

52 New Street is located on a tight, one-acre parcel in a rapidly evolving neighborhood, where many industrial sites are giving way to new residential projects. When the Just A Start project is finished, residents of Cambridge will have access to a variety of options for varying income levels, including:

In addition to working with Just A Start to deliver maximum value against the budget requirements, Callahan will ultimately deliver a residential facility that complies with Passive House International standards, in turn creating an ultra-low energy project that aligns with both city and state goals of reducing energy consumption.

New construction creates 191 units of assisted living, memory care, and independent living

BOSTON – October 31, 2023 – Callahan Construction Managers (Callahan),a full-service construction management company based in Bridgewater, Mass., announced today it has completed two new luxurious senior living residences on behalf of Anthology Senior Living.

Specializing in creating a boutique-inspired senior living experience, Anthology Senior Living has set a new standard in senior living. Each of its locations combines the best in accommodations, care, culinary experiences, and community. With top-of-the-line amenities and floor plans, each residence features thoughtfully designed spaces by The Architectural Team (TAT).

“We are immensely proud of Callahan Construction and the entire team for their exceptional dedication and resilience throughout the challenges posed by the COVID-19 pandemic and supply chain disruptions,” said Graham Peterson, senior vice president of construction at Anthology Senior Living. “Their unwavering commitment to excellence has not only resulted in the successful completion of these projects but has also set a new benchmark for luxury senior living communities. We are confident that these residences will provide an enriching, vibrant, and safe environment for our residents, fostering a sense of community and belonging.”

In the face of unprecedented challenges posed by the COVID-19 pandemic and supply chain disruptions, Callahan was impressed with the exceptional dedication and unwavering commitment of the project team. Despite these hurdles, their perseverance, creativity, and tireless efforts not only ensured the timely completion of the projects but reflected the true spirit of the Callahan organization.

For one of the commercial kitchens, Callahan needed to install a walk-in freezer, but due to supply chain delays the lead time for this core component was significantly increased. Callahan switched subcontractors to a company that could produce the equipment more quickly and was able to keep the project on schedule. Callahan’s trade partners also added extra labor and overtime to help make up the time that was lost to procurement delays, further shepherding the project along and helping it meet projected milestones despite these challenges.

Each complex is adorned with unparalleled amenities designed to enhance the quality of life for residents. Anthology of Natick is located at 119 East Central Street in Natick, Mass., just outside the city center and near the Natick Mall and the Natick Community Senior Center. The project included 62 assisted living and 24 memory care units as well as a commercial kitchen, fitness room, theater, and other amenities in an 82,274 SF building.

Tucked in a quiet, wooded setting near the Charles River, Anthology of Millis is an 117,268 SF complex at 125 Dover road in Millis, Mass. A luxury community located near downtown Medfield, it offers easy access to the amenities of both Medfield and Millis. Callahan Construction Completes The 600 for V10 Development

80,000 SF mixed-use development features 85 residential units, restaurant, and commercial space

BOSTON – August 15, 2023 – Callahan Construction Managers (Callahan),a full-service construction management company based in Bridgewater, Mass., announced today the completion of The 600 mixed-use project for V10 Development, a real estate development company specializing in multi-family mixed-use projects throughout New England. Located on the 600 block of Broadway in Everett, this 80,000 SF of ground-up new construction is steps away from public transportation and the Forbes Five-Star Encore Boston Harbor Resort. The six-story residential complex features 85 residential units ranging from studios to one- and two-bedroom units with high-end finishes. Featuring an array of amenities such as a restaurant, rooftop deck, commercial space, and 37 parking spaces, The 600 is fully leased. A ribbon cutting was held with City of Everett officials on April 27th.

Callahan was retained to provide pre-construction and construction management services. Two existing buildings on the site were demolished to make room for the new apartment complex. The ground floor was constructed in a podium style and contains the residential lobby, two retail rental areas, mechanical spaces, the loading dock, and parking. Floors two through six are identical wood frame construction and each includes 17 residential units with quartz counters in the bathrooms and kitchens. The roof level has a 4,500 SF roof deck area which will include enclosed restrooms, stairs and elevator lobby, and outdoor seating and cooking areas for use by tenants.

“Back in the summer of 2019, we had the idea of providing comfortable, moderately priced units at the heart of a vibrant street in Everett,” said John Tocco, managing director of V10 Development. “Thanks to Callahan and the rest of the project team, we are proud to deliver the 600 to the crown of Broadway and spur additional development throughout the Business District in Everett.

The 600 was designed by Context, a collaborative design workshop. From the beginning, Context embraced the fact that being a large building, on the top of the hill, on one of the busiest streets in Everett, meant that the project would be prominent from many different vantage points.  The design team sought to embrace its important location, allowing the building to stand out while being sympathetic to the surrounding neighborhood.  In order to keep from feeling too massive and bulky, Context used cantilevered bays and changes in facade materials to break down the facades into something more consistent with neighborhood residential architecture.  Masonry was used at the street level to provide a visually familiar and human scaled pedestrian experience.

“I have owned this property since 1999 and have been trying to get it developed for over 20 years. It has been great seeing the design come to fruition. Additionally, the workmanship has been fantastic. It is a huge benefit to the Town of Weymouth to redevelop this area and produce a project of this caliber. Leasing has been very positive as First Realty Management has expressed many residents have been pleased with the finishes of the units and amenity offerings,” said Nick Delegas, owner of WEYLEX, LLC.
