Led by our Project Executives, Chief Estimator, in-house Architect, Civil Engineer, QA/QC Manager and M/E/P/S Manager, our peer reviewed services help minimize the risk of costly unforeseen changes to project scopes, and ensure a high-caliber finished product.

Estimating

Our Estimating Department is led by Callahan’s Vice President of Preconstruction, Frank Dicenso. Frank has been with Callahan for over 25 years. He provides leadership in daily management, supervision, coordination and successful completion of the preconstruction phase of projects.

Our open book approach to construction management provides the owner with complete access to all project information, ensuring accountability and transparency.

We review proposed design elements and monitor changes throughout the design phase, immediately notifying the owner of issues that might impact budget or schedule. We produce detailed reports that include design status, release of bid packages, subcontractor buyouts, and design changes.

Civil Engineering

Our in-house civil engineering team is led by Bob Sanda and includes three engineers (two licensed P.E.s) with a total of 40 years of experience. This experience allows us to better manage the preconstruction process across all of our projects. Between demolition and abatement of re-used sites, contaminated soils, water and wastewater availability and sites burdened with bedrock, civil work can hold up a project and add up front costs or surprises during the early phase of construction. While Callahan does not self-perform site work on all projects, Callahan will provide enhanced civil design review, take-offs, value engineering and estimating for all projects. Callahan’s group of civil engineers will carry out a detailed review and estimate as if they were bidding to build the project themselves. This will result in vetting out issues early, engaging local site subcontractors to solve these issues and reducing risks which will result in a lower cost of work and getting the project out of the ground faster and cheaper. Callahan’s civil division has significant experience managing Brownfield Remediation projects for clients. Working closely with owner’s environmental consultants, material handlers and State Environmental agencies, Callahan will vet out and identify the most cost-effective method of remediation and preparation for building construction. Callahan has also worked on numerous environmental tax credit projects which has yielded millions of dollars in savings/returns for our clients.

Architectural and Design Review

Callahan’s design review process is led by our in-house Architect, Frank Murphy. Frank has over 30 years of construction experience, He is responsible for ensuring a thorough and in-depth review of all project documents, from initial design through final construction. During the preconstruction phase, Frank oversees assessment of site, building programming and density, constructability review, code analysis, scope coordination and structural/architectural/ MEP layout compatibility.

Building Information Modeling

Callahan’s BIM Manager, Kate Shing, is responsible for developing and executing Callahan’s implementation of Building Information Modeling (BIM), an intelligent 3D model-based process that gives architectural, engineering and construction characteristics the insight and tools to more efficiently plan, design, construct, manage buildings and infrastructure. Working closely with the project teams, Kate enforces BIM standards resulting in the generation of models that are utilized throughout the project.

Quality Control / Quality Assurance

Callahan’s QA/QC program is run by our QA/QC Manager, Will Gregg. Will works closely with project teams, clients, architects, engineers, and 3rd party consultants to manage project quality process and execution to meet or exceed project expectations. Will focuses on constructibility and reconciliation of envelope details to develop mock-up and scope clarifications to align design intentions with project delivery goals and development of project specific quality control guidelines. He provides review and observational reporting in support of project quality, accessibility and knowledge sharing.

MEP / FP

A thorough and in-depth review of project plans, starting with initial design documents and continuing through final construction documents. This review ensures that documents are complete and coordinated, so we can get the most accurate pricing from subcontractors and the highest quality finish in the field.
