Callahan Construction Managers (Callahan) announces today that it has officially opened a new office in White Plains, New York expanding its presence throughout the northeast.

Callahan is a full-service construction management company with more than 65 years of experience serving local, regional, and national clients. The company is headquartered in Bridgewater, Massachusetts, and the new White Plains location marks Callahan’s second office.

Callahan has been growing steadily over the last several years and now we’re ready to take the next step as a company and open a new office in New York,” said Patrick Callahan, President of Callahan. “Our new location will allow us to serve our regional and national clients outside New England and build on our award-winning tradition.”

In recent years, Callahan has expanded their services outside of New England, and into the tri-state area with projects such as Danforth Square Apartments in Dobbs Ferry, NY, Residences at Montclair Station in Montclair, NJ, Benchmark at Split Rock in Shelton, CT, Old Middletown High School in Middletown, CT, Maplewood in Darien, CT and Hunters Chase located in Litchfield, CT.

Callahan Construction Managers (Callahan) announces on Wednesday, December 18th the company participated in the Italian Home for Children’s (IHC) holiday gift program.

The Italian Home for Children is a 100-year-old nonprofit, providing therapeutic, residential and educational services to 1,500 children of varied ages and backgrounds each year.  Callahan received and fulfilled the wish lists of 12 children currently living at one of IHC’s residential care programs to help make their holiday season brighter. Volunteers from Callahan delivered the gifts on December 18, 2019.

Callahan Construction Managers has previously donated over $100,000 in pro bono labor and material to this facility over the past two years.

Callahan Construction Managers (Callahan) announces today they have broken ground at Breakwater in Lynn, MA. The Dolben Company is developing the future luxury waterfront apartment complex, with HDS Architecture serving as the architect. The groundbreaking ceremony took place on December 11, 2019, with Governor Charlie Baker, Housing and Economic Development Secretary Mike Kennealy, and Senator Brendan Crighton all in attendance.

The Breakwater apartment complex, which overlooks Lynn Harbor, will completely transform a section of real estate previously vacated for more than 35 years. Construction for the multifamily development is happening on the site of former Beacon-Bel Chevrolet and is scheduled for completion in March 2022.

The development will have 331 apartments in two buildings as well as on-site parking. In addition to spectacular waterfront views, Breakwater will feature many high-end amenities such as two courtyards, a fitness center, game room, pet wash, and outdoor fire pit.  There will also be a harborwalk along the waterfront, which will be available for public use.

The Breakwater project received two major grants from the State of Massachusetts. The first grant is an $1,000,000 infrastructure grant from the Seaport Economic Council for improvements to the seawall, to ensure the harbor is a viable place to live for years to come. The second grant is from MassWorks to help with traffic on the Lynnway, a busy highway that connects Lynn to Boston.

Waltham, MA – The Massachusetts Chapter of Associated Builders and Contractors congratulates Callahan Construction Managers for receiving the Merit Award at the 27th annual Excellence in Construction Awards for their outstanding work on the AVA Northpoint project.

Over 250 ABC members gathered at the Westin Waltham Hotel to recognize and celebrate the very best construction projects its companies have to offer. This year’s applicant pool was particularly competitive, with each winner selected for the high standards of craftsmanship, safety and quality delivered by talented merit shop workers using the efficient merit shop approach. “We are proud to recognize the outstanding work of our member contractors through the ABC Excellence in Construction Awards.  The winning contractors maintained a constant focus on meeting their clients’ needs and set a high bar for craftsmanship, quality and safety,” said ABC MA President Greg Beeman. 

The Merit Award recognizes the overall excellence in project execution, craftsmanship, safety, innovative elements and challenges, and client satisfaction. Callahan Construction Managers took home the Merit Award, representing work that stands above the rest, for its work on the new AVA Northpoint multifamily complex in Cambridge, MA, boasting 265 units, a swimming pool, garage parking, courtyard space, and more.

The Massachusetts Chapter of Associated Builders and Contractors is the largest construction trade association in the Commonwealth, representing some 470 local general contractor, subcontractor, and supplier and associate companies that employ more than 20,000 workers throughout Massachusetts. 

– Callahan Construction Managers (Callahan) today announced the completion of its work on the new dual-branded Hampton Inn & Homewood Suites Hotel in Woburn, Mass, which opened in late September 2019. Owned by Concord Madison Woburn, LLC, the hotel was designed by architecture and design firm Group One and is managed by Concord Hospitality, an award-winning hotel development and management company.

The new six-story, 147,780-square-foot building and mixed-use hotel property is located at 371 Washington Street and boasts 235 total rooms, with 132 Hampton rooms and 103 Homewood suites.  

“The new Hampton Inn & Homewood Suites Hotel offers guests all the comforts of home in a beautiful, modern building,” said Harry Wheeler, principal at Group One Architects. “Our collaboration with Callahan early in the design process was crucial, as we were required to work around various environmental concerns.”

The hotel is part of the Woburn Landing redevelopment project, which was built on previously contaminated land and required special permitting. Callahan held numerous meetings with the Environmental Protection Agency (EPA) and other environmental groups during the construction process to ensure stringent guidelines were addressed. Callahan met requirements by preserving and maintaining access to monitoring wells on the property. Furthermore, Callahan equipped the hotel with special ventilation and a vapor barrier system to prevent future contamination.

“When we started this project, our goal was to build a quality hotel with careful consideration for environmental factors. We’re proud to say we’ve turned that objective into a reality,” said Steve Callahan, Vice President of Business Development at Callahan. “This project required extensive planning given the unique environmental permitting standards. I am proud of how our team worked diligently with the EPA, Group One, Concord Madison Woburn, LLC, and Concord Hospitality to develop innovative and creative solutions to all obstacles faced.”

The property has incorporated numerous contemporary amenities for guests shared across both the Homewood Suites and Hampton Inn, including an indoor swimming pool, business and fitness center, along with terraces, bars, lobbies, and kitchens designated for each hotel brand.

The property is conveniently located to I-95 and I-93, just minutes from the Woburn Mall and Cummings Business Park. Guests also have nearby access to the Mishawum MBTA subway system, allowing easy transportation to Boston.

Callahan Construction Managers (Callahan) announces today the commencement of an exciting interior renovation project, at the iconic Jared Coffin House on Nantucket. As one of the oldest hotels in Nantucket, Jared Coffin House embodies the essence of this former whaling town. Designed by EBI Consulting, the project includes the addition of four new hotel suites and one deluxe guestroom, renovation of the lower-level Tap Room restaurant and bar, and upgrades to the property’s entrance and outdoor amenities.

A landmark Nantucket hotel, Jared Coffin House is situated in the heart of the island’s captivating historic district. The inn is undergoing a restoration both inside and out.  Callahan has been tasked to upgrade the existing ground level creating four family friendly suites and one deluxe guestroom with interiors curated by the talented Nantucket designer Audrey Sterk. Many of the suites have large bay windows offering views of Nantucket’s historic streetscape.

Renovations addressing accessibility will also take place at the hotel, including installing a new lift and providing access to The Tap Room and elevated first floor of the property. A complete remodel of The Tap Room will connect the space with the main hotel lobby and patio, while updating the entire interior with new bar, restrooms, and seating areas. The overall scope for the construction is 5,200 SF.

The Tap Room, a year round island favorite, has a much anticipated reopening, scheduled for mid-May, 2020.  It will be operated by Nantucket Prime. The transformation of Jared Coffin House’s ground floor and the addition of the new suites are expected to be completed by May 2020 in anticipation of the busy Nantucket season.

Callahan Construction Managers (Callahan), a full-service construction management company that has served the New England and Northeast regions for more than 65 years, recently completed the company’s third philanthropic build-day for South Shore Habitat for Humanity (SSHH).

On October 31, 2019, twelve Callahan employees visited the build site on Feinberg Bog Road in Duxbury, to complete the second phase at the development. This is the third time Callahan has built at the Duxbury site, with Callahan’s first visit taking place in April.

 “South Shore Habitat for Humanity works hard to help hard-working families that need a hand-up. Through the support of many they are changing lives and improving communities. We honored to support their mission and help families in need,” said Patrick Callahan, President of Callahan Construction Managers. “We’re very proud of our employees, who volunteer on these build days, for devoting their time and expertise to ensure SSHH’s project is completed to the highest of standards.”

The first phase of SSHH’s project was completed in July and three families were presented with the keys to their new home. One day after moving in, Callahan was tasked to add finishing touches to each unit. Families for all three units are now moved into their new homes.

The remaining three units are expected to be completed in the next few weeks.

Callahan Construction Managers (Callahan) broke ground on the North Quincy Station redevelopment project (The Abby). The project aims to rejuvenate the city by redeveloping a bus depot and parking lot into a multi property complex featuring luxury apartments, retail space, and a new parking garage. The project is designed by ICON Architecture and is owned and developed by The Bozzuto Group and Atlantic Development. The groundbreaking ceremony took place on September 30, 2019.

The North Quincy Station redevelopment project will feature three buildings with 610 high-end apartments and 50,000 square feet of retail space, as well as an above grade garage with more than 1,500 parking spots, of which 852 will be reserved for commuters. Residents will have access to many luxury amenities including two outdoor courtyards, pool deck, club lounge, commercial kitchen, and fitness center with yoga and spin classes.

“Callahan is excited to work on this high-profile project just outside Boston,” stated Steve Callahan, Vice President of Business Development at Callahan. “This major transit-oriented development will transform the North Quincy T Station into a thriving community for people living and commuting in the Boston area.”

Residents will have direct access to the MBTA Red Line, allowing them to travel to downtown Boston in as little as 10 minutes. As a transit-oriented development, the construction and design for the project required extensive planning and permitting.  Callahan’s project team members worked closely with the MBTA to develop logistics and phasing plans that allowed commuters continuous access to the redline throughout construction.

“While there were a number of complexities on this project, we believe the work done at North Quincy Station will lay the groundwork for additional transit-oriented developments along the T,” said Lauren Jezienicki, Vice President of Bozzuto. “Callahan and ICON were pivotal resources as we collaborated with the T, state, and local governments to execute this project.”

The first phase of the project will include construction for the six-story parking garage. The residential potion of the project will be delivered over two phases with the first units available for occupancy in May of 2021 and the second phase in January 2022. The North Quincy Station Redevelopment project is scheduled to be completed by Spring 2022.

Callahan Construction Managers (Callahan) announced today that they were named one of the Largest Family Owned Businesses in Massachusetts, published by the Boston Business Journal, landing at #10.  The list honors the Top 25 Largest Family Owned Businesses based on number of employees in Massachusetts and 2018 revenue. Earlier this year, Callahan ranked among the Top 25 Largest General Contractors, also published by the Boston Business Journal, coming in at #11.

Callahan Construction Managers (Callahan) announces the completion of The Everleigh Cape Cod in Barnstable, MA.  The property is owned by Greystar, a global leader in multi-family development, and was designed by The Architectural Team (TAT).

The Everleigh is a 338,695 SF building, and is Cape Cod’s first active, independent, 55+ living community. The multi-family property features 225 one- and two-bedroom units. The four-story building includes a 143 space underground parking garage and was framed over a steel and concrete podium.

Designed to mirror the aesthetic of homes on the Cape, the property was built to utilize the design to the maximum advantage. The top floor appears to be an occupied attic, with an aesthetic dormered and gabled roof line. While visually aligning with local Cape Cod properties, the roof line was designed to conceal the building’s mechanicals inside, instead of atop the roof or outdoors at ground level. Given the proximity to Barnstable’s airport, certain FAA permitting was also required.

“Architecturally, our goal was visual connectivity throughout the building, creating a bright, open living environment for members of the 55+ community” said Tom Schultz, Project Manager at TAT. “We wanted to ensure that when stepping into The Everleigh, the property emphasized independence and quality of life.”

The development boasts extensive amenities with over 17,000 SF of recreational space, including a pool, dog park, pickle ball and bocce courts, horseshoe pits, theater, and yoga/fitness center.  The building also includes a chef’s kitchen, business center, library and art gallery. Three south-facing courtyards connect the amenities spaces, with the pool serving as the property’s visual focal point.

“The project started with a sizeable earth moving effort requiring the excavation and management of 90,000 cubic yards of earth by Callahan’s site division.  The Everleigh project also required the unique Cape Cod Commission as well as FAA permitting.    The 143 space underground parking garage is also the first of it’s size on Cape Cod making it a unique project for the area” stated David Morrow, Project Executive at Callahan. “Throughout construction, we collaborated closely with TAT to ensure we accurately matched their vision to deliver an unparalleled 55+ community on Cape Cod.”
