Malden, MA (July 9, 2020) – Callahan Construction Managers (Callahan) announces today, in partnership with Jefferson Apartment Group (JAG) and the City of Malden, that they have completed the new J Malden Center. Designed by CBT, J Malden Center is a reimagination of Malden Center, which now connects residences with the MBTA station, shops, and restaurants.

Jefferson Apartment Group has worked in collaboration with the City of Malden since 2013 to bring about this transformation of Malden Center.  The project is a testament to the persistence and creativity needed to bring a high-quality mixed-use public-private partnership to fruition.  From the outset, the project was intended to bring vibrancy to the city’s historical retail corridor by reinvigorating the gateway to Malden Center with an iconic design and activated ground floor uses that will enhance the experience of all Malden residents.

“ We are thrilled to see that vision come to life as Pleasant Street is now re-opened and providing direct access to the MBTA, Malden’s new City Hall is a much more welcoming and accessible building for both employees and residents, and our residents are able to enjoy all the amenities Malden Center has to offer,” said Sandi Silk, Senior Vice President at Jefferson Apartment Group.

The story will be completed as new retail and restaurants begin to open later this summer when Malden Center Fine Wines and Soul City Yoga open for business as the newest businesses on Pleasant Street.”

J Malden Center brings over 550,000 square feet of mixed-use space that includes retail and restaurant space, 320 residential apartments, and an expansive civic office condominium that is now the new Malden City Hall, strategically positioned at the Gateway to Malden Center. The project’s design focused on reconnecting a major pedestrian street link to the central hub of the city. The development is located across the street from the Malden Center T Station and offers nearly 25,000 square feet of new retail.

“Collaboration between the CBT design team, Jefferson Apartment Group, the City of Malden, and Callahan Construction was integral to creating an impactful project that would serve as a gateway to the city”, said Ellen Perko, Senior Project Manager at CBT. “ J Malden Center reinvigorates Pleasant Street with vital urban and civic space, introducing downtown living in a dynamic, mixed-use environment.”

The J Malden Center project fosters a civic, commercial, and residential precedent for the city of Malden’s future. The residential project includes a mix of studio, one and two-bedroom apartments with parking for 320 vehicles, inclusive of 80 publicly accessible parking spaces.

The design of the project brings out a sense of play in residents and provides a sophisticated backdrop for fun. Residents have access to an all-inclusive living experience with shopping, restaurants, and transportation all just steps away. J Malden Center also features over 30,000 square feet of amenities, offering everything from an indoor solarium, rooftop terrace, resort-style pool with sundeck featuring outdoor swings, hammocks and cabanas, courtyard with outdoor kitchen featuring an outdoor dining room and grills, lounge seating around a fire pit with outdoor gaming, and fitness center featuring Peloton bicycles.

“J Malden Center broke ground in March 2017 and although we faced many challenges throughout the course of the project we listened to JAG’s concerns and adapted to help them achieve the desired design,” said Patrick Callahan, President of Callahan Construction Managers.  “The finished product speaks volumes about the persistence and dedication of the Callahan project team and our close collaboration with JAG and the City of Malden, and we are so proud to be part of Malden’s downtown revitalization.”

Callahan Construction Managers (Callahan) announces the company’s continued philanthropic efforts amidst the COVID-19 pandemic. The company has provided donations to various healthcare workers and first responders, who are working tirelessly to protect and serve their communities.

On May 7, as the pandemic continued and healthcare workers tirelessly worked to treat COVID-19 patients, Callahan partnered with Boston restaurant Aceituna Grill to provide lunch to the staff at the Manet Community Health Center in Quincy, MA. This philanthropic effort was executed in honor of National Nurses Week, and Callahan was able to supply food for approximately 50 Manet employees.

“We truly appreciate the generosity, engagement and care expressed by Callahan Construction Managers and we are excited to forge a new partnership together, said Cynthia Sierra, CEO at Manet Community Health Center. “Our staff was uplifted by the fantastic lunch that Callahan Construction provided from Aceituna Grill in recognition of National Nurses Week. On behalf of everyone at Manet, thank you!”

In addition to the Manet Community Health Center, Callahan has worked to produce their own sanitizing soap not only for job sites but for donation to first responders as well as supplying Personnel Protective Equipment (PPE) to healthcare organizations.

Callahan also donated to Dana-Farber’s Emergency Response Fund, which provides resources for unanticipated and significant costs to keep cancer patients safe and prevent the spread of infection, new expenses for immediate implementation of telemedicine technology, the expansion of important psychosocial support resources for patients and staff, and more. The donation was made as a sponsorship for “Lunch with Lisa”, a webinar run by Nickerson, a full-service branding, marketing and communications agency with offices in Boston and Miami. The webinar was held on May 14, 2020, and featured Dr. Laurie Glimcher, President and CEO of Dana-Farber Cancer Institute, discussing how “Cancer Doesn’t Stop for a Pandemic.”

“Callahan is committed to supporting the brave men and women who are keeping our communities safe and healthy during the pandemic,” said Patrick Callahan, President of Callahan Construction Managers. “These courageous first responders and healthcare workers risk their health their every day, and it’s important we provide them with the support they need. We hope our donations help keep them safe and boost their spirits.”

Callahan Construction Managers (Callahan) continues construction at Breakwater in Lynn, MA. The Dolben Company, Inc. is developing the future luxury waterfront apartment complex, with HDS Architecture serving as the architect. Callahan’s team has started to oversee the structural steel construction, with wood framing scheduled to start in June. The project remains on-schedule despite the COVID-19 pandemic.

The multifamily development will include 331 apartments in two buildings with a total of 481,201 square-feet, as well as on-site below grade and on grade parking. In addition to spectacular waterfront views, Breakwater will feature many high-end amenities such as two, waterfront, third-floor outdoor amenity decks/courtyards, a fitness center, game room, pet wash, and outdoor fire pit. There will also be a harborwalk along the waterfront, which will be available for public use.

The Breakwater apartment complex, which overlooks Lynn Harbor, will completely transform a section of real estate previously vacated for more than 35 years. The Breakwater project received two major grants from the State of Massachusetts. The first grant is an $1,000,000 infrastructure grant from the Seaport Economic Council for improvements to the seawall, to ensure the harbor is a viable place to live for years to come. The second grant is from MassWorks to help with traffic on the Lynnway, a busy highway that connects Lynn to Boston.

“Dolben has collaborated on multiple projects over the years with Callahan and have enjoyed working with the team each time,” said John O’Connor, Director of Development at Dolben. “We believe the project, owner and general contractor benefit when approaching a project like this as a single team. Covid-19 has created a whole new set of challenges, but Callahan has dealt with these head on from the beginning and am happy to say that to this date we have seen little to no impact to the project.”

“Given Breakwater’s waterfront location, Callahan has worked closely with Lynn Redevelopment, LLC, a joint venture between The Dolben Company, Inc. and Minco Development, and HDS Architecture to improve the resiliency of both the property and the harbor. Our extensive knowledge from other waterfront, multifamily residential projects has been utilized at Breakwater,” said Pat Callahan, President of Callahan Construction Managers. “Callahan has also collaborated extensively with all project teams to implement additional site safety protocols in light of the COVID-19 pandemic.”

The Breakwater is scheduled for a March 2022 completion. For more information on the project visit https://www.dolben.com/communities/detail/breakwater.

Callahan Construction Managers (Callahan) announces that on Wednesday, February 12, 2020, students from Wentworth Institute for Technology’s (WIT) Construction Management Club toured the Hilton Garden Inn construction site.

Callahan officials hosted the visit, first providing students with an overview of the project and detailing its unique challenges. The students witnessed crews installing elevators and drywall and pouring concrete stairs.

Students learned how Callahan is using technology to complete the project. Project officials explained how the 3D coordination model is being used and integrated with other building systems. Students enjoyed the tour because it allowed them to apply the lessons they’ve learned in school.
