Callahan Construction Managers (Callahan) announces that they have completed the Hilton Garden Inn Brookline. The project was developed by Claremont Companies who also own and manage the property, with Cambridge Seven Associates serving as the architect, Stantec for civil and landscape, Odeh on structural, and WSP as the MEP/FP engineer.
The 11-story, 111,000 SF, Hilton Garden Inn features 174 guest rooms. Level 1 includes various amenities including a restaurant and bar, lounge areas, meeting room and 24-hour pavilion pantry. Level 3, of the hotel, includes a fitness center, indoor swimming pool, and outdoor terrace. Additionally, a 29-space parking garage occupies the hotel’s second level, providing ease of access for guests.

The property sought to maximize space at the narrow .437-acre lot. A curved corner design draws attention to the building, which sits at the intersection of Brookline Avenue and Route 9. The building also features a glass façade.
Located at 700 Brookline Ave, the property is the former site of a Gulf gas station that was demolished in 2016. The building is conveniently located adjacent to the Longwood Medical area and one block to the Riverway T Station.
Callahan Construction Managers (Callahan), a full-service construction management company that has served the New England and Northeast regions safely as a family business for more than 65 years, announced that it hosted a mandatory company-wide safety stand-down on Tuesday, March 16. During the stand-downs, teams at each Callahan jobsite reviewed hazards associated with the type of work they do and identified ways to eliminate them. The goal of the safety stand-down was to refocus the importance of safety, eliminate complacency, and reflect on hazards to make every Callahan jobsite safer. All Callahan project executives, managers, superintendents, and subcontractors participated in the stand down.
“Callahan is proactive when it comes to safety and we used this as an opportunity to refocus and avoid complacency and promote our zero-injury safety culture,” stated Justin Azbill, Director of Safety at Callahan. “We want to lead by example and do everything in our power to ensure every employee on site goes home safely at the end of the day.”
Stand-downs on each jobsite were led by Callahan Superintendents where the teams discussed complacency, situational awareness, fall protection, hand injuries, and COVID-19 compliance. Each subcontractor team also discussed hazards associated with the type of work they do and identified ways Callahan can help them eliminate job hazards. Callahan’s objective is to use this information to improve communication across all jobsites to continue to build a solid zero-injury safety culture across the entire company, which had a 98% rate of zero lost time incidents in 2020.
Callahan uses safetyreports.com safety software to identify key data, including the most common times of day injuries occur and most commonly injured body parts to further assist with their safety initiatives and campaigns to reduce injuries and even near-misses. This data will form the foundation for their Safety Week focus areas and will continue to inform company decisions.
“It’s critical to the Callahan culture that jobsite safety is always top of mind so that we reduce hazards and eliminate injuries,” Azbill continued. “By focusing heavily on this, we’re not only protecting our employees on jobsites right now, we’re also focusing on the future and how we can continue to improve our procedures to eliminate injuries.”
Callahan was also recently awarded an Occupational Excellence Achievement Award, a Million Work Hour Award, a Callahan Site Division Perfect Record Award and a Significant Improvement Award from the National Safety Council. Five employees also received Safety Service Awards.
Callahan Construction Managers (Callahan) is proud to announce they have begun construction on 5 Washington Street in Brighton, MA. The project is being developed by Washington Square Ventures (WSV) with Stantec serving as the architect.
The development will occupy a 43,500 square foot parcel of land that sits on the border of City of Boston and the Town of Brookline. The property is in Boston’s Brighton neighborhood, and is two city blocks away from Boston’s Green Line rapid transit system and next to a Whole Foods Market. Quickly becoming a live-work-play destination, Brighton and the Washington Square neighborhood are now home to numerous local restaurants and lifestyle amenities.
Three separate structures were demolished on the site, a gas station, an auto repair shop, and office space and the new 131,500 square foot, five-story building with a basement will be constructed in their place.
This mixed-use building will host apartment and retail parking totaling 127 spaces, approximately 12,500 square feet of retail on the ground floor, and 108 residential apartments on floors two through five with 18 units being designated for affordable housing. Building amenities will include a fitness area, clubhouse lounge, entertaining kitchen, expansive workshare, and home office space. A large outdoor terrace will also be included and will feature two quartz-topped bars, semi-private cabanas, gas grills and fireplaces.

The program is designed to support high school students by providing valuable training opportunities and connections to real world employment opportunities in the construction field.
For Trades Beyond the Bell, Callahan collaborated with Quincy Public Schools Career Vocational and Technical Education (CVTE) Program to offer students the opportunity to earn their required shop hours, experience hands-on engagement, gain technical skills, and improve safety awareness. A President’s Path Partner of the QSCP, Callahan is providing direct financial support to the Quincy School ~ Community Partnership to fund initiatives such as teacher mini-grants and purchasing state-of-the-art tools and technology.

Callahan Construction Managers (Callahan) is proud to announce they have begun construction on Broadstone Watch City in Waltham, MA. The project will feature 195 units on levels 2-6 with 49 units designated for affordable housing. The project is owned by Alliance Residential Company in partnership with The Carlyle Group, and is being designed by CUBE 3 Studio. Callahan also recently completed The Cove in Hingham, MA in partnership with Alliance Residential Company and CUBE 3.
The 348,936 square-foot development will include 3 levels of post tensioned concrete with 5 levels of wood framing above. Currently, site utilities have been installed, with excavation, backfill and waterproofing ongoing. The building will also include 293 parking spaces, an outdoor pool in the courtyard, lobby, resident lounges, conference room, offices, fitness studio, and a viewing room.

Callahan Construction Managers (Callahan) announces on Wednesday, December 16th the company participated in The Big Wishes Gift Card Drive with The Home for Little Wanderers to help holiday wishes come true for children and families in The Home’s care. The COVID-19 pandemic has been particularly challenging for vulnerable children and families, increasing the need for support this year.

Callahan was able to fulfill the wishes of 10 families as well as a donation to
the home.

Callahan Construction Managers (Callahan) has begun work on 300 3rd Ave, a new Life Sciences development located in Waltham. The project will feature four stories of flexible and customizable office and laboratory space with 5 levels of parking, two above grade and 3 below as well as a mechanical penthouse. The building is designed by DiMella Shaffer and is owned and developed by Lincoln Property Company.
The 139,000 square foot building, 30,000 sf per floor, will feature a poured concrete foundation with a steel frame concrete deck. Facing the Route 128 Corridor, an expansive glass curtain wall wraps the façade bringing light and views into the spaces. Metal panels and punched windows wrap the spaces with views to a dramatic natural rock face on the property. The lobby will include a glass entrance with natural wood ceiling and wall and custom lighting.

The project commenced on June 4, 2020 with abatement of the existing building and cutting and isolating of existing utilities. Callahan demolished the existing 2-story building in late July. Callahan has been performing site work since August and will continue to the end of December including, clearing, site demolition, rock blasting, rock stabilization, and excavation for new foundations. Foundations are scheduled to begin in January of 2021.

White Plains, NY (October 21, 2020) – Callahan Construction Managers (Callahan), a full-services construction management company, today announces long-time Callahan team members David Morrow and Phil Dinan will lead Callahan’s New York office as Vice President and Director of Business Development, respectively. David has been with Callahan for five years as a project executive while Phil has been with the firm for six years in various roles.
In his role as Vice President of New York Operations, Morrow has been tasked to lead Callahan’s developing tri-state market presence, ultimately responsible for client satisfaction and project success in the region. Dave will be responsible for working with new and existing clients in New York, New Jersey and Connecticut and managing Callahan’s resources to develop projects from early phases of project development through preconstruction.
As Director of Business Development, Phil Dinan will oversee relationship development and manage Callahan’s project pipeline in New York, New Jersey, and Connecticut. Dinan is responsible for managing Callahan’s partnerships with existing clients, subcontractors, city officials, and community stakeholders, while at the same time building new relationships. He will work alongside Morrow and Callahan’s senior leadership team to develop strategic company plans and communications, and lead sales and marketing efforts.
In January of 2020 Callahan expanded its operations to New York opening a regional office located at 360 Hamilton Avenue in White Plains to better service clients in the Hudson Valley area, North/Central New Jersey, and Southwest Connecticut. Callahan’s team already has projects underway throughout the region. They are currently engaged in preconstruction with Norwood, Massachusetts based LCB Senior Living to develop a 90-unit, assisted living and memory care community in Basking Ridge, New Jersey. The New York team is also slated to begin upcoming work on a large multifamily project in Yonkers.
