New affordable apartment community will break ground in October offering area job opportunities

Callahan Construction recently hosted a job fair in Yonkers in support of the upcoming Villas at Ridgeway affordable housing community. Callahan organized the job fair to highlight opportunities in the building trades that will be in high demand once the project breaks ground in October.

In general, there has been a shortage of skilled workers in the marketplace following the COVID-19 pandemic. This shortfall has impacted the trades particularly hard, and Callahan, a construction manager that self-performs its own site work, understands how important it is to have access to a deep bench of highly-skilled workers. Jobs in construction allow workers in a wide range of trades ranging from carpentry to electrical to mechanical coordination to find opportunities to make an immediate impact on the project’s progress.

Ensuring projects are safely completed on time and on budget is central to every Callahan job, which takes on even more significance when it comes to affordable housing. The shortfall of attainable, safe housing is a pain point for both families and individuals, and the city of Yonkers Municipal Housing Authority aims to address some of those pressures with the new Villas at Ridgeway development. Finding qualified workers to help ensure this community is completed in accordance with occupancy and quality goals is essential to overall project success.

The Atwood – Saugus, MA

Saugus, MA Residential and multifamily construction continues to be in high demand throughout the northeast, and Callahan Construction has been in the thick of it. Two new construction projects, Atwood by Toll Brothers in Saugus, and Gibson Point in Revere, are residential communities in prime locations that will not only create much-needed housing stock but also result in desirable living destinations for workers and families alike.

In Saugus, The Atwood project is a multifamily residential building totaling 320,000 s/f over five-stories. The building features wood frame construction, with a post-tensioned concrete core, and includes 300 units comprised of studio, one-, two- and three-bedroom residences. The interior consists of elaborate amenities including a fitness center, two-level rock climbing wall, yoga studio, library, chef’s kitchen, rooftop lounge and more. Designed by The Architectural Team, the project is located on 28 acres of undeveloped wooded land, and will also offer residents five garages, hardscapes, a pool, and other exterior amenities.

Gibson Point – Revere, MA

Callahan is also providing construction management services for Gibson Point in Revere, a residential property with an emphasis on personal wellness. This mixed-use complex features 291 residential apartments and was designed by Arrowstreet. The project incorporates two levels of steel podium construction integrating with five-stories of vertical wood framing. Wellness amenities including co-working pods and offices, multiple lounging areas, cold plunge pools, zen gardens, a sauna, fitness spaces, and retail space.

Revere, MA Redgate has begun the pre-leasing stage of development for Gibson Point, 291 apartment homes that offer residents a holistic wellness experience. An on-site restaurant is planned to provide residents with healthy, flexible dining options from breakfast to dinner and beyond, allowing residents and neighbors to enjoy an experience that nourishes their body, mind and soul from dawn to dusk. 

Gibson Point contains a variety of studio, one-bedroom, two-bedroom and three-bedroom units that combine a blend of luxury and modern convenience. In-unit amenities include stainless steel appliances, private terraces and balconies, high ceilings and work-from-home nooks. Multi-tenant project yields much-needed research space in Lexington

Callahan Construction Managers (Callahan),a full-service construction management company headquartered in Bridgewater, Mass., announced today that it has completed a multi-phase renovation project for Revolution Labs in Lexington. The project features a 180,000 square foot core and shell research building that is occupied by anchor tenants Orum Therapeutics and Alchemab Therapeutics.

The facility was designed from the ground up to support both cutting-edge research and the lifestyle needs of today’s life sciences pioneers. Orum Therapeutics is a private, clinical-stage biotechnology company that is pioneering the development degrader-antibody conjugates (DCAs) for cancer treatment, while Alchemab Therapeutics is developing solutions that utilize the immune system to create novel antibody therapies for challenging diseases.

With a proven track record for overseeing complex, technical, and multi-phase projects, Callahan’s familiarity with working in occupied spaces as well as the unique challenges of the life sciences environment proved impactful while working for Revolution Labs. The team was chosen to first oversee the core and shell of the facility, and then later retained to manage the fit-out of the interior office and lab spaces. The occupied nature of the building during the second phase posed challenges that included lining the pipes of the structure’s sanitary system while the building was in use, requiring restricted water use and proactive planning with laboratory tenants.

In addition, the ongoing supply chain concerns made procurement of advanced laboratory components challenging, including specialty HVAC and electrical equipment. Callahan utilized the pre-construction phase to build a schedule that met critical deadlines while also taking into account what equipment needed to be ordered first to ensure occupancy goals were not impacted by unpredictable delivery dates. Fortunately, strong relationships with suppliers and subcontractors ensured Revolution Labs maintained its preferred timeline.

With the health and safety of occupants a priority, Revolution Labs is on track to achieve WELL Certification. For Callahan, knowing it has helped build a facility that promotes both cutting-edge research and the health of its occupants makes the successful completion a source of pride for all involved.

New City Shopping Center, located at 44 North Main Street, is excited to announce that it will undergo a comprehensive renovation starting May 9, 2024. The planned enhancements are designed to provide a 21st-century shopping experience.

Located in the heart of New City, New York, New City Shopping Center has been serving the Clarkstown community since 1989. It is home to a diverse range of stores, restaurants, and service providers, dedicated to meeting the needs of local residents and visitors alike.

The renovations are being overseen by Callahan Construction, a full-service construction management company, and will address all facets of the center, from structural upgrades to aesthetic improvements, including new landscaping, updated lighting, and modernized storefronts. The anchor, Inserra Supermarket’s New City Shoprite, will also undergo renovations, all of which aim to create a more welcoming and accessible environment for all visitors.

The project is expected to be completed in phases over the next 6 months to minimize disruptions to shoppers and businesses. The center will remain open during the renovation, with all businesses operating at normal hours.

Waltham, MA – Callahan Construction Managers announced that Lincoln Property Company’s 300 Third Avenue project in Waltham has been awarded LEED Gold Certification from the U.S. Green Building Council (USGBC). Callahan provided construction management services at this 4-story, 139,000sf Class A facility, located in the Rt. 128 Tech Corridor.

Representatives of Callahan say that, in concert with DiMella Shaffer Architects, the firm was selected to oversee the construction of 300 Third Avenue thanks to its deep experience in laboratory construction as well as green building, and that when the project wrapped up in early 2022, it brought to market four stories of laboratory and office space with highly efficient mechanical, chemical storage and utility areas to service the most demanding laboratory operations.

From a sustainability standpoint, 300 Third Avenue offers a variety of green-focused features designed to support efficient building operations and sustainable lifestyle choices. Attaining Gold certification denotes that a building has excelled in its sustainable design and operation, securing over 60% of the available LEED points. Features like electric car charging stations, bike storage and showers, and shuttle access to MBTA Waltham are all designed to help building occupants make decisions that help support reduced carbon emissions and road-going traffic.

In addition to achieving LEED Gold status, 300 Third Avenue is also WiredScore Gold Certified. This certification recognizes and promotes digitally connected buildings across the globe, and proves that a building has the digital infrastructure in place to support companies now and in the future.

Representatives of Callahan say the firm makes every effort to provide clients with sustainable and efficient materials and equipment options, adding that the company currently has 30 Passive House certified licensed professionals on staff, and is proud to have leveraged this in-house expertise to achieve LEED Gold at the Waltham site.

Aiming to Deliver First Homes in Summer 2025

Construction is now underway at The Devon at Weiss Farm, a 259-unit multifamily LEED Silver rated project, located on an expansive 25-acre site. The property, edged by woods, includes walking paths set on a historic dairy farm. The first phase includes 12 townhomes, a 5,000-square-foot clubhouse and the first building with 64 apartments, scheduled to deliver in June of 2025.

Located just under 10 miles from downtown Boston, 25% of the new housing will be designated affordable through the Commonwealth’s Chapter 40B law. The Weiss Farm site has undergone a rigorous design process in order to preserve the surrounding context while creating a new space for people to gather and live. Complete with a barn that will mimic the original barn structure on site, the project works to respect the past while delivering modern and energy efficient homes that meet the needs of today’s market.

In the face of unprecedented challenges posed by the COVID-19 pandemic and supply chain disruptions, Callahan was impressed with the exceptional dedication and unwavering commitment of the project team. For one of the commercial kitchens, Callahan needed to install a walk-in freezer, but due to supply chain delays the lead time for this core component was significantly increased. Callahan switched subcontractors to a company that could produce the equipment more quickly and was able to keep the project on schedule. Callahan’s trade partners also added extra labor and overtime to help make up the time that was lost to procurement delays, further shepherding the project along and helping it meet projected milestones despite these challenges.

Each complex is adorned with unparalleled amenities designed to enhance the quality of life for residents. Anthology of Natick is located at 119 East Central Street in Natick, Mass., just outside the city center and near the Natick Mall and the Natick Community Senior Center. The project included 62 assisted living and 24 memory care units as well as a commercial kitchen, fitness room, theater, and other amenities in an 82,274 SF building.

Tucked in a quiet, wooded setting near the Charles River, Anthology of Millis is an 117,268 SF complex at 125 Dover road in Millis, Mass. Two-story 59,000 SF expansion at Linden Ponds will create 50 new apartments

BOSTON – September 27, 2023 – Callahan Construction Managers (Callahan),a full-service construction management company based in Bridgewater, Mass., announced today that it has been hired  to build a new, $25 million two-story 59,000 SF continuing care neighborhood expansion at the Linden Ponds, an Erickson Senior Living-managed retirement community in Hingham, Mass. A groundbreaking ceremony was held on May 25, 2023, and the community expects to welcome new residents in early 2025. Erickson Senior Living is a national leader in senior living and health care with a network of managed communities.

The assisted care building, named Granite Commons, will feature 50 apartments consisting of studios, one- and two-bedroom units, amenity spaces, and enclosed courtyards. Amenities at Granite Commons will include activity and programming spaces, family kitchen, living room, games lounge, library, media room, bistro, restaurant, fitness room, sun porches, and an interior courtyard with a variety of features including outdoor dining, fireplace, and bocce ball.
