The Residence at Vinnin Square, Swampscott, MA and Melrose Station, Melrose, MA

Callahan recently began construction on their second and third project with LCB Senior Living and The Architectural Team in Swampscott and Melrose, MA.

Vinnin Square is a 76,000 square-foot, 84-unit senior living complex that will include a mix of studio, one-bedroom and two-bedroom apartments, and will feature a Reflections Memory Care wing. The project is on track for a February 2017 completion.

Melrose Station is a 86,885 square-foot, five story senior living complex. The complex will include 90 assisted living units, a self-contained Reflections Memory Care Wing located on the second floor, and common spaces. The project is on track for a March 2017 completion.

Wingate Needham – Phase III
This is Callahan’s second project with Wingate Senior Living. Located in Needham, MA, Phase III is an addition to Wingate Phase II, previously built by Callahan. The addition consists of a three story steel and wood frame building. The project will include 52 one and two bedroom assisted living units, a display kitchen, dining facilities, a fitness room, spa, bistro, library, theater, offices, card room, exterior patios and courtyards.The project was designed by The Architectural Team and is scheduled for a March 2017 completion.

Residence Inn by Marriott – Burlington
Callahan has teamed up with Finard Properties, LLC and Group One Partners, Inc. for the construction of a brand new hotel located along Route 128 in Burlington, MA. When completed, in January of 2017, the hotel will host 170 guest rooms with amenities that include meeting space, a breakfast room, a business center, an indoor pool with a hot tub, a gym, and a high-quality restaurant adjacent to the lobby.

Callahan recently celebrated the completion of The Residence at Valley Farms, a senior living community, located in Ashland, MA. Owned by LCB Senior Living and designed by The Architectural Team, the project includes 80 units with a mix of studio, one-bedroom and two-bedroom floor plans, as well as a Reflections Memory Care wing for residents with Alzheimer ‘s, Dementia, and other memory impairments.The residence also includes a variety of common areas: living rooms, library, computer room, private dining, entertainment, recreation, and cafes.

Callahan knows that developing the next generation of skilled workers is important to everyone in the construction industry. Working in Somerville at Assembly Row – Block 6 has provided Callahan with the unique opportunity to create a program for local young adults at Somerville High School’s Center for Technical Education (CTE) to participate in the process of building a new neighborhood in their own
community.

Callahan project staff worked with the High School’s CTE Leadership to create a program that helps to develop real life skills through coaching. While the program is still young, the Callahan project team at Block 6 is excited to be able to help local kids see how a high rise building gets put together. They’ve already had one very successful day mentoring about a dozen tradesmen showing them the details about how deep foundations are built. “We hope to have several similar training days for students once the project gets closed in and safe areas can be made available for job shadowing later in 2016″, said Dave Morrow, Project Executive at Callahan Construction Managers.”The students and the staff are excited and committed to taking this program to the next level”.

Mayor Gary Christenson recently attended an official ribbon cutting celebrating the completion of the residences at “480 Main at Malden Square.” The development includes 195 market rate apartments with on-site parking. Currently, the building is 78 percent occupied.

An empty lot for nearly a decade, the site is now the location of state-of-the-art residences featuring studio, one and two bedroom apartments. Located right outside Malden Square, the development boasts the convenience of a five minute walk to the Malden Center MBTA Station. The building features a 24-hour fitness center with yoga studio, swimming pool with grilling stations, computer café, media room, movie theatre for residents, a business center and is pet friendly. The resident lounge is warm and inviting with a fireplace and a billiards table. There is also ground floor retail space available for lease.

Construction has begun at Marina Bay in Quincy, MA. Callahan recently began preparing the waterfront site for 352 residential units in two four-story wood framed high-end apartment buildings with 17,000 square feet of retail space on the ground floors. The complex will also include two levels of below grade parking. Due to the the site’s waterfront location, Callahan will be repairing an old seawall and 22,000 square-feet of new boardwalk space on wood piles. This is Callahan’s third project with Hines.

Callahan and Benchmark Senior Living recently broke ground on an 87 unit Senior Living Community in Woburn, MA. The project involves the construction of a structural steel building and is based on a prototypical design that Benchmark Senior Living has adopted for its properties. The building includes of 20 Memory Care units which provide a variety of services for those with Alzheimer’s and other illnesses that cause memory impairment. The remaining 67 units are Assisted Living units which contain individual bathrooms, kitchenettes and living spaces.

This is Callahan’s second project with Benchmark Senior Living, having recently completed Benchmark’s Shelton, CT. facility. “We are delighted with the outcome, and already know this project is on it’s way to becoming a terrific success for Benchmark”, said Chairman and CEO, Thomas H. Grape in regards to their Shelton, CT project with Callahan.

Currents on the Charles is a luxury four-story wood frame, riverside apartment community located on a former parking lot along the Charles River at 36 River Street in Waltham, MA. The M-shaped building, clad in brick along the urban street sides, hosts 200 rental apartments on a 4.1-acre site. The complex features numerous floor plans including studio, one, two and three bedroom layouts. The community includes a package of high-end amenities such as a resort-style swimming pool with an outdoor kitchen featuring gas BBQ grills and wet bar, a state-of-the-art fitness center and sports lounge, and an internet café. Each unit is equipped with quartz countertops, stainless steel appliances, high-quality cabinets and lighting, walk-in closets, and an open kitchen/living design with wood floors throughout. Select residences also include private balconies that overlook the Charles River as well as walk out patios for first floor residences.

The building also offers a two level steel framed, below-grade parking structure that includes a new 35-foot retaining wall built along River Street. The parking garage offers up to 400 parking spaces.

Construction commenced in June of 2013 and was completed in May of 2015. The building was turned over in three phases with an overall schedule of 24 months. The first of which included the leasing office, fitness center, media room and lounge. The two remaining blocks finished 60 days each after the first block.

The project architect is Cube 3 Studio of Lawrence, MA. Cube 3, founded in 2003, is a dynamic and responsive design firm with the vision and conviction to provide thoughtful design solutions. Their portfolio includes academic, corporate, healthcare, hospitality, residential, and retail projects. They work on a local, regional, and national basis, with completed and ongoing work in 23 states.

The general contractor is Callahan Construction Managers of Bridgewater, MA. Callahan has broke ground on the second phase of this new apartment complex in Chelsea, MA. The first Phase, which was completed on June 10, 2014, is a 240 unit, 233,175 square-foot multi-family apartment complex that sits above a 1-story structural steel open parking structure with 264 spaces.

The second phase of the project will consist of a single, 6 story wood and steel framed building with 222 residential units and an amenity area of approximately 12,000 sq. ft., located on the first level. Amenities will include yoga and fitness studios, lounge, club room and media room. The exterior amenities will consist of a pool and spa, a patio area with fireplace and pergola and a green area for games. Completion is set for Spring 2016.
