440 Bedford Street is a new 6-story, 335,000 GSF Class AA speculative life science lab and office building. Callahan handled abatement and demolition of an existing 2 story block and plank hospitality structure and detached restaurant. With a challenging suburban fill site and a tight deadline, Callahan’s In-House Sitework Division worked closely with the client and engineers throughout the preconstruction process to identify the most cost and time effective approach to evolving soils issues and ultimately were able to export 65,000 tons of unsuitable soils discovered during early foundation work which kept the project on schedule with zero days lost.
The new 440 Bedford includes an incubator lab space, graduator lab space, lab-ready spaces, café, fitness center and other amenities. The building will also feature a retail and restaurant space on the first level and several outdoor amenity spaces. Also included is a 6-level parking garage with 575 spaces.
