We were asked to partner with a property owner as general contractor to build a pair of adjacent high-rise residential buildings, 11- and 10-stories high, plus an appropriately sized precast parking garage. The towers were to feature resort-style amenities, including a state-of-the-art fitness center and clubhouse, and an alarmed video surveillance system. The project required that we meet an aggressive schedule, allow for phased occupancy, and utilize a block and precast plank structure.

The Callahan solution

To achieve schedule and occupancy requirements, we constructed the two buildings simultaneously, using a single crane to erect a floor per week. Our careful coordination with merit shop subcontractors ensured the smooth delivery of plank and masonry work. As we worked, successive trades “chased up” in each building closely thereafter. Phased occupancy started 17 months into the 22 month project, allowing the owner to realize income far in advance of expected dates.
