Callahan Construction Managers (Callahan), a full-service construction management company that has served the New England and Northeast regions for more than 65 years, recently completed the company’s third philanthropic build-day for South Shore Habitat for Humanity (SSHH).

On October 31, 2019, twelve Callahan employees visited the build site on Feinberg Bog Road in Duxbury, to complete the second phase at the development. This is the third time Callahan has built at the Duxbury site, with Callahan’s first visit taking place in April.

We honored to support their mission and help families in need,” said Patrick Callahan, President of Callahan Construction Managers. “We’re very proud of our employees, who volunteer on these build days, for devoting their time and expertise to ensure SSHH’s project is completed to the highest of standards.”

The first phase of SSHH’s project was completed in July and three families were presented with the keys to their new home. One day after moving in, Callahan was tasked to add finishing touches to each unit. Families for all three units are now moved into their new homes.

The remaining three units are expected to be completed in the next few weeks.

Callahan Construction Managers (Callahan) broke ground on the North Quincy Station redevelopment project (The Abby). The project aims to rejuvenate the city by redeveloping a bus depot and parking lot into a multi property complex featuring luxury apartments, retail space, and a new parking garage. The project is designed by ICON Architecture and is owned and developed by The Bozzuto Group and Atlantic Development. The groundbreaking ceremony took place on September 30, 2019.

The North Quincy Station redevelopment project will feature three buildings with 610 high-end apartments and 50,000 square feet of retail space, as well as an above grade garage with more than 1,500 parking spots, of which 852 will be reserved for commuters. Residents will have access to many luxury amenities including two outdoor courtyards, pool deck, club lounge, commercial kitchen, and fitness center with yoga and spin classes.

Residents will have direct access to the MBTA Red Line, allowing them to travel to downtown Boston in as little as 10 minutes. As a transit-oriented development, the construction and design for the project required extensive planning and permitting.  Callahan’s project team members worked closely with the MBTA to develop logistics and phasing plans that allowed commuters continuous access to the redline throughout construction.

“While there were a number of complexities on this project, we believe the work done at North Quincy Station will lay the groundwork for additional transit-oriented developments along the T,” said Lauren Jezienicki, Vice President of Bozzuto. “Callahan and ICON were pivotal resources as we collaborated with the T, state, and local governments to execute this project.”

The first phase of the project will include construction for the six-story parking garage. The residential potion of the project will be delivered over two phases with the first units available for occupancy in May of 2021 and the second phase in January 2022. The North Quincy Station Redevelopment project is scheduled to be completed by Spring 2022.

Callahan Construction Managers (Callahan) announced today that they were named one of the Largest Family Owned Businesses in Massachusetts, published by the Boston Business Journal, landing at #10.  The list honors the Top 25 Largest Family Owned Businesses based on number of employees in Massachusetts and 2018 revenue. Earlier this year, Callahan ranked among the Top 25 Largest General Contractors, also published by the Boston Business Journal, coming in at #11.

Callahan Construction Managers (Callahan) announces the completion of The Everleigh Cape Cod in Barnstable, MA.  The property is owned by Greystar, a global leader in multi-family development, and was designed by The Architectural Team (TAT).

The Everleigh is a 338,695 SF building, and is Cape Cod’s first active, independent, 55+ living community. The multi-family property features 225 one- and two-bedroom units. The four-story building includes a 143 space underground parking garage and was framed over a steel and concrete podium.

Designed to mirror the aesthetic of homes on the Cape, the property was built to utilize the design to the maximum advantage. The top floor appears to be an occupied attic, with an aesthetic dormered and gabled roof line. While visually aligning with local Cape Cod properties, the roof line was designed to conceal the building’s mechanicals inside, instead of atop the roof or outdoors at ground level. Given the proximity to Barnstable’s airport, certain FAA permitting was also required.

“Architecturally, our goal was visual connectivity throughout the building, creating a bright, open living environment for members of the 55+ community” said Tom Schultz, Project Manager at TAT. “We wanted to ensure that when stepping into The Everleigh, the property emphasized independence and quality of life.”

The development boasts extensive amenities with over 17,000 SF of recreational space, including a pool, dog park, pickle ball and bocce courts, horseshoe pits, theater, and yoga/fitness center.  The building also includes a chef’s kitchen, business center, library and art gallery. Three south-facing courtyards connect the amenities spaces, with the pool serving as the property’s visual focal point.

“The project started with a sizeable earth moving effort requiring the excavation and management of 90,000 cubic yards of earth by Callahan’s site division.  The Everleigh project also required the unique Cape Cod Commission as well as FAA permitting.    The 143 space underground parking garage is also the first of it’s size on Cape Cod making it a unique project for the area” stated David Morrow, Project Executive at Callahan. “Throughout construction, we collaborated closely with TAT to ensure we accurately matched their vision to deliver an unparalleled 55+ community on Cape Cod.”

Callahan Construction Managers (Callahan) is proud to announce they have broken ground at Maples Crossing in Amesbury, MA. Global Property Development Corporation (Global) is developing the future lifestyle and entertainment campus, with Andrus Architecture serving as the architect. The groundbreaking ceremony took place on September 26, 2019, with Governor Baker and Housing and Economic Development Secretary Kennealy.

Maples Crossing is set to become New England’s premiere lifestyle and entertainment complex, with a variety of entertainment, health & wellness, business and sport facilities across 70+ acres. The development will consist of 410,000 SF across three buildings. Once complete, the property will include 5 ice sheets, a 2,500 seat event center and 150,000 SF of multi-use leasing opportunities.

With the numerous amenities to be offered at the property, a variety of construction elements will be required. The property sits atop a hill, and site challenges will include earthwork, retaining walls and subsurface ground water retention. Execution of buildings one and two, which will both hold rink facilities, will also require the implementation of steel structures diverse in use and challenging in delivery.

Callahan Construction Managers (Callahan) announces they have hired Justin Azbill as the firm’s new Director of Safety. Azbill joins the Callahan team with over 18 years of experience in the safety industry.

Azbill joins Callahan’s leadership team after four years at JC Cannistraro, LLC in Watertown, MA, where he served as the Director of Environmental Health & Safety.  Previously, he held Safety Management roles at Suffolk Construction and Kewit Infrastructure. He is a graduate of Johnson County Community College in Kansas, where he studied Fire Science. Azbill also holds over 15 safety training certifications.

As Director of Safety, Azbill has been tasked with leading a team of safety professionals and ensuring both the office and each job site is compliant with OSHA, state, local and industry-specific regulations.  He will lead Callahan’s safety team as they provide programs on necessary safety training, including safety orientations, skill training, emergency preparedness, proper job instruction, hazardous material disposal procedures, and the use of protective equipment.

Azbill has been recognized for his excellence in Safety Management. He is the recipient of the 2018 Mechanical Contractors Association of America’s Safety Professional of the Year, Employer Support of the Guard and Reserve’s Patriot Employer Award, and OSHA’s Voluntary Protection Program’s STAR Award.

Callahan Construction Managers (Callahan) announces the topping off of the Hilton Garden Inn Boston/Brookline. The project is being developed by Claremont Companies, with CambridgeSeven Associates serving as the architect, Stantec for civil & landscape, Odeh on structural, and WSP as the MEP/FP engineer. The topping off ceremony took place on August 2, 2019.

The 11-story Hilton Garden Inn will feature 174 rooms, a restaurant and lounge area, conference space, fitness center, swimming pool, business center, and a 24-hour pavilion pantry. The 111,100 SF hotel will also house a ground-floor café with outdoor seating.  Additionally, a 70-space parking garage will be located on the hotel’s second level, providing ease of access for guests.

The property sought to maximize space at the narrow .437-acre lot. A curved corner design draws attention to the building, which sits at the intersection of Brookline Avenue and Route 9. With the topping off now complete, Callahan will begin work on the building’s glass façade.

Located at 700 Brookline Ave, the property is the former site of a Gulf gas station that was demolished in 2016. The building is conveniently located adjacent to the Longwood Medical area and one block to the Riverway T Station. The Hilton Garden Inn select service hotel is set to open in fall 2020. 

Callahan Construction Managers (Callahan) announces it has broken ground at the new Springhill Suites by Marriott at Revere Beach. Callahan was tasked to build the new-construction property, which is scheduled for delivery in May 2021. CR Architecture + Design served as architect on the project, which is being managed by Upton + Partners.

The Springhill Suites will be a 6-story hotel featuring 168 guestrooms, two levels of indoor parking, an indoor pool, 5,000 square-foot restaurant, a 4,000 square-foot function room, and a Starbucks accessible via the neighborhood skybridge. The property’s design was developed by CR Architecture + Design and was inspired by the nearby coastline with soft, natural colors and strong organic forms that resemble the coast.

“Revere’s Spring Hill Suites project includes a variety of complicated building elements, from designing for a costal environment to attaching to the skybridge, the epicenter and causeway of the new Waterfront Square neighborhood,” stated Jamie Gauff, Director of Hospitality at CR Architecture + Design. “Callahan’s previous experience with waterfront development and unique building design made them a natural choice for construction of the hotel.”

The Springhill Suites hotel will be the next phase of the 11-acre, 1.3-million-square-foot Waterfront Square mixed-use development. The master-planned project will include hotels, condominiums, apartments, retail and restaurant space, all connected to the beach via a neighborhood skybridge over Ocean Avenue.  Located adjacent to the Wonderland T stop (blue line), the transit-oriented development provides easy access to Boston.  Two residential apartment buildings offering 400 new apartments were recently completed, with an additional 320 luxury residences under construction. Waterfront Square will also include a public plaza.

Once complete this project will offer easy access to Logan Airport for travelers and tourists, and convenience to downtown Boston via the T, bus or car.  

The Springhill Suites is one of numerous new-construction projects for Callahan in Revere. They have also been tasked to build five residential properties, Rumney Flats, One Beachmont, part of the Beachmont T redevelopment, 21 Revere Beach Boulevard and 50 Ocean Avenue and 500 Ocean Avenue, which sits adjacent to the Springhill Suites in the Waterfront Square development.

Hingham, MA  – Callahan Construction Managers announced the completion of Brio, a new residential building at the historic Shipyard in Hingham. The project was developed by A.W. Perry and Boston Andes Capital, with Bargmann Hendrie + Archetype and Albert Righter and Tittmann serving as the architect.

Brio is located on a previously unoccupied portion of the Shipyard and features 77 luxury condominiums. The five-story, 160,000sf building overlooks the marina and sits adjacent to numerous restaurant and retail options. The property provides easy access to the MBTA commuter ferry and bus, with stops directly in the Shipyard.

Callahan previously managed the construction of The Launch in Hingham’s Shipyard, a 225,000sf, mixed-use development. The company is managing construction at two other properties in Hingham: Broadstone Bare Cove, another multi-family property being developed by Alliance Residential; and The Residence at Penniman Hill, a senior living facility owned by LCB Senior Living.

Callahan Construction Managers  recently completed the organization’s second philanthropic build day for South Shore Habitat for Humanity (SSHH).

On July 11, seven employees, including Callahan CFO, Don Fraser, visited the build site on Feinberg Bog Road in Duxbury, to begin the second phase of construction at the development. This is the second time Callahan has built at the Duxbury site, with the first visit taking place in April.

The development at Feinberg Bog Road is set to provide six townhomes, which will bring the total of Habitat homes built within the town of Duxbury to 10.

Families for all three units are now moved into their new homes. Callahan’s task the following day was to add final touches to these units. The remaining three units are expected to be completed by October and Callahan plans to do another build day before the project is complete.

Alongside local volunteers, families put in “sweat equity hours” to build their home and then purchase the property with a 30-year, affordable mortgage.

Homes have a deed restriction that maintains the affordability status of each home in perpetuity. Habitat Family Partners are selected through a competitive underwriting process based on their ability to pay, willingness to partner, and their need for adequate housing.
