Aiming to Deliver First Homes in Summer 2025

Construction is now underway at The Devon at Weiss Farm, a 259-unit multifamily LEED Silver rated project, located on an expansive 25-acre site. The property, edged by woods, includes walking paths set on a historic dairy farm. The first phase includes 12 townhomes, a 5,000-square-foot clubhouse and the first building with 64 apartments, scheduled to deliver in June of 2025.

Located just under 10 miles from downtown Boston, 25% of the new housing will be designated affordable through the Commonwealth’s Chapter 40B law. The Weiss Farm site has undergone a rigorous design process in order to preserve the surrounding context while creating a new space for people to gather and live. Complete with a barn that will mimic the original barn structure on site, the project works to respect the past while delivering modern and energy efficient homes that meet the needs of today’s market.

The Devon at Weiss Farm will deliver the high-quality residential experience for which John M. Corcoran & Company is well-known. Kitchens feature stainless steel Energy Star-rated appliances and every unit offers washers, dryers, water-efficient fixtures and LED lighting.  Some homes also are highlighted by private patios or balconies, walk-in glass showers, and walk-in closets.

Homes at The Devon at Weiss Farm include modern features such as a virtual package concierge, keyless building access with a video intercom and keyless unit access. EV charging stations are planned throughout the property.

A shared clubhouse provides a state-of-the-art fitness center with private virtual workout pods, co-working space with private video-conferencing booths and printing station, a billiard and gaming area, lounge with central fireplace, catering kitchen, and coffee bar. And, residents at the pet-friendly complex also have access to a pet spa with grooming station. Additional common amenities, located in building C, include a makerspace and co-working lounge as well as an elegantly furnished clubroom with culinary island, catering kitchen, oversized dining table and media space, all which can be reserved for private events.  Adjacent to the clubroom is the roof top lounge which provides a grill station, fire pit, outdoor TV and lounge seating.

The Devon at Weiss Farm offers a number of outdoor amenities that allow residents on-site comfort and convenience. These include a pool with chaise lounge seating, and a patio with lounge seating, fire pit, grill stations and dining area. In the face of unprecedented challenges posed by the COVID-19 pandemic and supply chain disruptions, Callahan was impressed with the exceptional dedication and unwavering commitment of the project team. For one of the commercial kitchens, Callahan needed to install a walk-in freezer, but due to supply chain delays the lead time for this core component was significantly increased. Callahan switched subcontractors to a company that could produce the equipment more quickly and was able to keep the project on schedule. Callahan’s trade partners also added extra labor and overtime to help make up the time that was lost to procurement delays, further shepherding the project along and helping it meet projected milestones despite these challenges.

Each complex is adorned with unparalleled amenities designed to enhance the quality of life for residents. Anthology of Natick is located at 119 East Central Street in Natick, Mass., just outside the city center and near the Natick Mall and the Natick Community Senior Center. The project included 62 assisted living and 24 memory care units as well as a commercial kitchen, fitness room, theater, and other amenities in an 82,274 SF building.

Tucked in a quiet, wooded setting near the Charles River, Anthology of Millis is an 117,268 SF complex at 125 Dover road in Millis, Mass. A luxury community located near downtown Medfield, it offers easy access to the amenities of both Medfield and Millis. Two-story 59,000 SF expansion at Linden Ponds will create 50 new apartments

BOSTON – September 27, 2023 – Callahan Construction Managers (Callahan),a full-service construction management company based in Bridgewater, Mass., announced today that it has been hired  to build a new, $25 million two-story 59,000 SF continuing care neighborhood expansion at the Linden Ponds, an Erickson Senior Living-managed retirement community in Hingham, Mass. A groundbreaking ceremony was held on May 25, 2023, and the community expects to welcome new residents in early 2025. Erickson Senior Living is a national leader in senior living and health care with a network of managed communities.

The assisted care building, named Granite Commons, will feature 50 apartments consisting of studios, one- and two-bedroom units, amenity spaces, and enclosed courtyards. Amenities at Granite Commons will include activity and programming spaces, family kitchen, living room, games lounge, library, media room, bistro, restaurant, fitness room, sun porches, and an interior courtyard with a variety of features including outdoor dining, fireplace, and bocce ball.

Callahan Construction Completes The 600 for V10 Development

80,000 SF mixed-use development features 85 residential units, restaurant, and commercial space

BOSTON – August 15, 2023 – Callahan Construction Managers (Callahan),a full-service construction management company based in Bridgewater, Mass., announced today the completion of The 600 mixed-use project for V10 Development, a real estate development company specializing in multi-family mixed-use projects throughout New England. Located on the 600 block of Broadway in Everett, this 80,000 SF of ground-up new construction is steps away from public transportation and the Forbes Five-Star Encore Boston Harbor Resort. The six-story residential complex features 85 residential units ranging from studios to one- and two-bedroom units with high-end finishes. Featuring an array of amenities such as a restaurant, rooftop deck, commercial space, and 37 parking spaces, The 600 is fully leased. A ribbon cutting was held with City of Everett officials on April 27th.

Callahan was retained to provide pre-construction and construction management services. Two existing buildings on the site were demolished to make room for the new apartment complex. The ground floor was constructed in a podium style and contains the residential lobby, two retail rental areas, mechanical spaces, the loading dock, and parking. Floors two through six are identical wood frame construction and each includes 17 residential units with quartz counters in the bathrooms and kitchens. The roof level has a 4,500 SF roof deck area which will include enclosed restrooms, stairs and elevator lobby, and outdoor seating and cooking areas for use by tenants.

“Back in the summer of 2019, we had the idea of providing comfortable, moderately priced units at the heart of a vibrant street in Everett,” said John Tocco, managing director of V10 Development. “Thanks to Callahan and the rest of the project team, we are proud to deliver the 600 to the crown of Broadway and spur additional development throughout the Business District in Everett.

The 600 was designed by Context, a collaborative design workshop. From the beginning, Context embraced the fact that being a large building, on the top of the hill, on one of the busiest streets in Everett, meant that the project would be prominent from many different vantage points.  The design team sought to embrace its important location, allowing the building to stand out while being sympathetic to the surrounding neighborhood.  In order to keep from feeling too massive and bulky, Context used cantilevered bays and changes in facade materials to break down the facades into something more consistent with neighborhood residential architecture.  Masonry was used at the street level to provide a visually familiar and human scaled pedestrian experience.

Callahan Construction Managers (Callahan) is proud to continue construction on Anthology of Millis, MA and Anthology of Natick, MA. Both projects are being developed by CA Ventures with The Architectural Team serving as the architect.

Anthology of Millis is located along Dover Road and the main building will feature a total of 91 units, with 14 duplex townhomes situated around it, across 104,000 SF. The main building unit mix consists of 65 assisted living units and 26 memory care units, as well as a commercial kitchen and dining room. State-of-the-art amenities include two salons, a fitness center, theater, game room, outdoor walking path, and courtyard space for residents to enjoy the outdoors.

Anthology of Natick can be found along East Central Street in Natick, MA. The assisted living and memory care facility consists of an 86-unit, 3-story building totaling 82,000 square-feet. The project will feature 24 memory care units, 62 assisted living units, and a multitude of amenities throughout the facility. Various amenities include assisted living dining, fitness room, grab and go bistro, game room, theatre/chapel, and an outdoor courtyard.

As of April 1st, residents have begun enjoying the 87-unit development on the Weymouth Braintree line. The 106,000 SF building developed by WEYLEX LLC and designed by Cube3 includes a mix of studio, 1-bed and 2-bed units across 5 floors. Callahan led construction on Anden, which broke ground in October 2020 and is one of the latest project completions within the Boston/New York portfolio.

Callahan undertook the Squirrelwood project as an opportunity to expand upon current affordable housing options in the Cambridge area. Callahan Construction Managers (Callahan), a full-service construction firm with offices in White Plains, NY and Bridgewater, MA, announced today they have broken ground at 57 Alexander Street in Yonkers, NY. The project is being developed by Rose Associates with Perkins Eastman serving as the architect.

The development is situated on a 4-acre parcel and will consist of a 440-unit, seven-story building located on the Hudson River waterfront. The project will feature a mix of studio, one- and two-bedroom apartment homes, as well a two-level podium CIP garage. 25,000 square feet of amenities will include a landscaped public esplanade with access to the Hudson River waterfront, an outdoor heated swimming pool, roof deck with grilling stations and dining areas, fitness center with strength training and cardio equipment, golf simulator, game room and co-working resident lounge. The project is expected to deliver in phases throughout 2023.

The property is also in close proximity to the Yonkers Metro North commuter rail and Amtrak train, and within a short distance of the retail and dining in the city’s downtown waterfront district.

57 Alexander Street marks Callahan’s first residential project from its New York office, which opened in White Plains, NY in 2021, and the second groundbreaking from the New York office after the team started construction at LCB Senior Living in Basking Ridge, NJ in November 2021.

The ceremony, held on October 6th, marked the placement of the final beam at the new life sciences building, which is scheduled for delivery in early 2022. Callahan, along with developer Lincoln Property Company, architect DiMella Shaffer, Iron Workers Local 7, AHA Consulting Engineers, and elected officials and city councilors, gathered to commemorate the significant milestone in the ongoing progress of 300 3rd Ave. Attendees were invited to autograph the final steel beam that was adorned with project team logos before it was placed on the building.

After breaking ground in July 2020, the topping off marks the completion of the building’s vertical structure. The 140,000-square-foot life sciences building will offer high-demand lab space to a growing life science cluster in Waltham.  All four stories of flexible and customizable office and laboratory space will feature an expansive glass curtain wall that will wrap the façade, which faces the Route 128 corridor. Each floor will span 35,000 feet and will have bright light and expansive views from each of the workspaces. The building’s poured concrete foundation and steel frame concrete deck will be juxtaposed by a glass entrance accented by a natural wood ceiling, along with custom lighting. Finally, the building will include five levels of parking, two above grade and three below, as well as a mechanical penthouse and roof deck.”

Waltham has emerged as one of Greater Boston’s most active life sciences clusters. 300 3rd Avenue is located only 10 miles from Cambridge and Boston and is conveniently located off exit 27A on Route 128/I-95. Callahan Construction Managers (Callahan) today announces the groundbreaking of its latest project, The Mariner, an assisted living facility in Marblehead, MA. The 83,000 square foot, three-story wood framed building will include 61 assisted living units and 26 memory care units, with a mix of studio, one, and two-bedroom inventory. The Northbridge Companies, in partnership with Heather Cairns, Michael Lafayette and Philip Helmes, a local development team, is developing the building with EGA serving as the architect. The groundbreaking ceremony took place on September 9, 2021.
